Delivering stunning views of Mayfield Park and providing a buffer between the peace of the park and the busy Mancunian Way, the proposals for Hoyle Street West will introduce Mayfield’s first new homes at the heart of the masterplan. These homes, set across four blocks linked in pairs, each feature a low-rise element and a taller tower, with the highest reaching 28 storeys.
With distinct individual identities rather than one dominant and overly curated style, the designs draw inspiration from Mayfield’s historic industrial buildings. These homes are conceived to look and feel at home in the park from day one.
Mayfield’s transformation is a story of renewal and innovation. The retention and reopening of the historic Depot in 2019 welcomed millions of visitors back to this long-neglected site as a world-class home for music, culture, and art, reawakening a long-forgotten piece of the city.
In 2022 the Studio Egret West designed Mayfield Park, opened to the public. Uniquely, the Mayfield development is a park-first project, with future landscape and public realm phases inspired by the park’s design. These future phases will continue to deliver additional high-quality public spaces.
As we look to create the first homes here, they too must embody this world-class standard. With the park as the cornerstone of the place, founded upon layers of the past, this first phase of residential development must ensure authenticity in its approach, celebrating the past while shaping a future fit for modern living.
The new homes at Mayfield will nestle within this park, offering a place that is welcoming, inclusive, and open to all, a place that inspires belonging through generosity of spirit and design. As the next phase unfolds, the relationship between public space, residential living, and commercial development will further shape Mayfield’s identity. Landsec has designed the scheme in harmony with Mayfield Park, a public space that has been widely celebrated across Manchester. As the first phase of residential and commercial development moves forward, the park itself will expand by an impressive 57%.
Streets will connect the buildings, addressing site level changes between the Mancunian Way at the south of the plot and Mayfield Park to the north. The buildings are staggered in height towards the centre of Mayfield Park, designed to retain as much access to sunlight as possible while creating a safe and peaceful destination separated from the busy Mancunian Way.
These new homes will complete the first built phase of the Mayfield district, which also includes 325,000 sq ft of office space across two buildings and a multi-modal transport hub.
