Studio Egret West has been appointed by West Northamptonshire Council, via an open public tender process, to shape a bold and catalytic vision for ‘Greyfriars’ in Northampton’s town centre.

This 14-acre site is the largest brownfield opportunity in West Northamptonshire. Since the demolition of the bus station, it has lain empty and derelict, severed from the heart of the town and Market Square by infrastructure, challenging level changes, and daunting passageways.

Studio Egret West will be lead architect, urban designer and landscape architect for the project with a wider team composed of Civic Engineers, Etude, Start Advisory and Craig White & Co.


The former bus station at Greyfriars occupies a prominent spot in the heart of Northampton Town Centre, which has stood vacant for many years. We’re pleased to have reached a major milestone in transforming this large brownfield site by appointing industry experts Studio Egret West (SEW) to develop a long-term vision for the area which will meet the needs of our communities. “We’re delighted that SEW will bring decades of expertise and knowledge to this project. They have been instrumental in leading the sustainable regeneration of areas across the country such as Mayfield in Manchester and Preston Barracks in Brighton. We look forward to working in partnership with them to create an innovative vision for the site, and engaging with our communities through public consultation.”

We were immediately struck by the opportunity at Greyfriars to deliver a truly atypical vision that is both perception-shifting and pragmatic. In order to be successful this site needs a highly collaborative approach that reaches beyond the red line.
