The new 17-acre district will provide:
1,700 new homes, 445 co-living residences, and 660 student beds
Eight acres of accessible green spaces, including a central urban meadow
A 500-person live music venue to support Lewisham’s cultural scene
Enhanced biodiversity with wildflower planting and over 300 new trees
Designed around the values of connection, sustainability, and community, our framework features pedestrian-friendly spaces and a diverse mix of shops, cafes, and open areas to bring new energy to Lewisham.
Led by Studio Egret West, as masterplan architect and landscape architect, the planning submission comprises a hybrid application for a 17-acre masterplan and a detailed application for the first two residential buildings, crafted by Mæ Architects Studio Multi and Archio Ltd. With a strong legacy in the community, having owned Lewisham Shopping Centre for over 20 years, we have engaged with local residents extensively to shape the proposals. We are incredibly proud to work on a project that not only envisions a greener Lewisham but also maintains an inclusive approach to urban regeneration. It’s inspiring to see the result of input from over 3,000 residents and local stakeholders!
“Lewisham Shopping Centre dramatically redefined the Lewisham town centre in the 1960's. Sixty years later we feel very fortunate to be charged with redesigning its future, both as an improved neighbourhood town centre but also as a major new place for South London. The development will bring homes, shops, restaurants, public realm and a music venue into the heart of Lewisham all focused around a new multi leveled landscape that offers a greener healthier place to be. The project has been carefully designed to retain and retrofit where possible including major buildings like Lewisham House and large parts of the high street.“ Lucas Lawrence, Director, Studio Egret West.
Mike Hood, CEO of Landsec U+I said: “This submission marks an important milestone to create a new green centre for Lewisham. A place that people will love, that brings immense social and economic change, thousands of much-needed homes, and a beautiful green meadow on top of a revived shopping centre. “.
“For the last 20 years our team has been embedded within the community and I'm delighted that we were able to create this vision with thousands of people in Lewisham through one of our most extensive public engagement programmes.”
Jon Watson, Development Director at LandsecU+I, emphasised the importance of community involvement: “This is a once in a generation opportunity to improve the lives of millions of people who live in and around Lewisham town centre and across the wider Borough.
“Right from the start of our journey to rethink the centre we heard loud and clear from thousands of locals what mattered most to them: Better housing, for everyone; More green spaces; Music and culture; More places to eat and hang out; A better mix of shops with more choice; A place where everyone can feel welcome and safe. The final designs reflect all of this and more.”
