Working with Delta Properties, Studio Egret West has led the architecture and landscape design for the transformation of this currently landlocked site into a new, connected part of the town centre.
At the heart of Croydon’s Fairfield Masterplan, the scheme delivers 673 homes (including 125 affordable), alongside a food hall, medical centre and crèche, all set within a landscape-led public realm.
A new east–west connection via Hazledean Walk, supported by the future reopening of Hazledean Bridge, will reconnect communities and unlock movement across the site.
Arnhem Gardens forms the green heart of the scheme, with 61 new semi-mature trees and exceptional biodiversity net gain.
This is about more than redevelopment for Croydon, it’s about stitching together movement, landscape, culture, and everyday life in a way that hasn’t been possible here before.
A huge thank you to Croydon Council and everyone who has contributed to the project’s evolution. We’re proud to be collaborating with an exceptional team - Delta Properties, Ian Slover, DP9, Waterman, Hoare Lea, Whitby Wood, Caneparo, Tavernor, Kanda Consulting, PixelFlakes (and many more).
