Working alongside St James (part of the Berkeley Group Plc), Phase 1 has soft-launched and will open fully soon.
Phase 1 of the neighbourhood encompasses the the refurbished 120 Bow Common Lane, the gateway arrival buildings, Bow Yard, Maple Mews, and a significant portion of the central Common.
It is incredibly rewarding to see our design principles transitioning to reality:
- Crafted Materiality: The extensive use of brick beautifully references the site's industrial past and the East London vernacular. You can now see the tactile ribbed brick textures at the base , contrasting with the buff and speckled light blends that articulate the massing.
- Playful Articulation: The staggered and dancing balconies on the corner of the landmark building are now a prominent feature, animating the facade while maximizing dual-aspect views and daylight for residents.
- Heritage & Context: The seamless juxtaposition of the contemporary architecture with the retained 120 Bow Common Lane building roots the neighbourhood in its history.
- Everyday Wonder: The new public realm is already taking shape, from the inviting entrance square of Bow Yard and water feature to the generous, first-floor podium garden offering shared amenity space for residents.
With stunning roof terrace views stretching out to Canary Wharf, the transformation of this historic gasworks into a sociable, sustainable, and playful East London neighbourhood is well underway.
