Heart of the City
Mayfield 1
Our vision for Mayfield has today been unanimously approved by Manchester City Council, kick-starting the transformation of this 26 acre derelict site and representing one of the UK’s largest and most important regeneration opportunities.

Studio Egret West are the urban designers for Mayfield, the landscape architects for the new 6.5 acre Mayfield Park, and we've also designed a new multi-storey car park. The rich and layered history of the site has informed every element of our framework plan, which comprises approximately 1,500 homes, one million square metres of office space, and a 350-bedroom hotel, as well as retail and leisure facilities. At its heart sits Mayfield Park, which will become the first public park to be created in the city for 100 years.

We are supported in our bold and transformative vision by a strong public-private partnership - The Mayfield Partnership, which comprises Manchester City Council, Transport for Greater Manchester, LCR and regeneration specialist U+I. As part of the first phase plans, 319,900 sq ft of world class commercial space across two buildings will be delivered: Bennetts Associates is designing The Poulton building whilst Morris + Company have envisioned The Republic.

Mayfield Park, the new workspaces and car park will sit alongside a range of historic buildings, including the landmark former station on Fairfield Street which is being retained and redeveloped as part of the wider regeneration plans. The vast depot has already been transformed into a new live music venue, Depot Mayfield, which helped to bring 330,000 visitors to Mayfield in 2019 after more than 30 years of decline.
