The residential-led scheme will deliver 52 new homes, thoughtfully integrated within the evolving Hayes Park estate and designed to complement its distinctive character, heritage, and landscape setting. The proposal represents the latest chapter in the estate's long-term transformation, building upon Studio Egret West's continuing involvement as Masterplanner, Architect, and Landscape Architect.
Our work at Hayes Park has included the approved conversion of the Grade II* Listed Hayes Park Central and South buildings, iconic mid-century structures designed by Gordon Bunshaft in the 1960s that form the historic heart of the site. Hayes Park West has been carefully conceived as a natural continuation of this vision, creating new homes while reinforcing the qualities that make the estate unique.
The development comprises 52 homes, including a significant proportion of spacious family dwellings, supported by generous private and shared amenity spaces. At the heart of the scheme are two new landscaped communal environments: a podium garden that extends into and connects with the wider estate landscape, and a central courtyard designed to encourage play, social interaction, and community life.
A heritage-led design approach guided the project from the outset, ensuring that the new buildings respond sensitively to the setting of the Listed Buildings and surrounding open spaces. Through careful consideration of scale, materiality, landscape, and views, the scheme seeks to enhance both the historic significance and the long-term resilience of the estate.
Hayes Park West continues the estate's careful evolution, delivering high-quality new homes that respond to its architectural and landscape heritage. By reinforcing the relationship between the Listed Buildings, open spaces, and new residential communities, the scheme contributes to a coherent and enduring vision for Hayes Park.
The Hayes Park Estate
